How Is EMI Calculated?

EMI (equated monthly instalment) is the fixed monthly payment that repays a loan with interest. Banks use EMI = P × R × (1+R)^N ÷ [(1+R)^N − 1], where P is the loan, R the monthly rate and N the number of months. A 2,000,000 loan at 12% for 5 years costs 44,489 a month.

The EMI Formula

EMI = [P × R × (1+R)^N] ÷ [(1+R)^N − 1]

P is the principal, R is the monthly interest rate (annual rate ÷ 12 ÷ 100) and N is the number of monthly instalments. This is the standard reducing-balance method.

Worked Example

Borrow 2,000,000 at 12% a year for 5 years (60 months). The monthly rate is 1%, so the EMI is 44,489. Over the loan you repay 2,669,334, of which 669,334 is interest.

EMI on a 1,000,000 Loan at 12%

TenureMonthly EMITotal interest
1 year88,84966,185
3 years33,214195,715
5 years22,244334,667
10 years14,347721,651
20 years11,0111,642,607

A longer tenure cuts the monthly payment but multiplies the interest: stretching this loan from 5 to 20 years lowers the EMI by half yet costs almost five times as much interest. For other amounts, the EMI scales in proportion, so 5,000,000 costs five times these figures.

Home, Car and Personal Loans

The same formula works for a home loan, car loan or personal loan; only the rate and tenure change. Home loans usually run longest, so their total interest is highest. Many car and personal loans are quoted at a flat rate, so switch the loan type above to see the real cost. Enter amounts in dollars, pounds, euros, rupees or any other currency.

Reducing Balance vs Flat Rate

With reducing balance, interest is charged only on what you still owe, so the interest part of each EMI shrinks over time. With a flat rate, interest is charged on the full original amount for the whole tenure. That makes a flat rate far more expensive than it looks: over 5 years, a 10% flat rate costs about the same as a 17.3% reducing rate. Always ask a lender which method they use before comparing offers.

EMI Calculator with Prepayment

Enter an amount in Extra monthly prepayment (reducing-balance loans only) to see how much sooner the loan ends and how much interest you save. Adding 5,000 a month to the example loan above clears it in 53 months instead of 60 and saves 94,325 of interest. The tool models a fixed extra amount every month from the start, not a one-off lump sum; a lump sum saves more the earlier it is paid.

Frequently Asked Questions

How is EMI calculated?

EMI = [P × R × (1+R)^N] ÷ [(1+R)^N − 1], where P is the loan amount, R is the monthly interest rate (annual rate ÷ 12 ÷ 100) and N is the number of months. For 2,000,000 at 12% over 60 months, that gives an EMI of 44,489.

What is the EMI on a 1,000,000 loan?

At 12% a year on a reducing balance, the EMI is 88,849 over 1 year, 33,214 over 3 years, 22,244 over 5 years and 14,347 over 10 years. Your bank's rate and fees will change the figure, so enter your own numbers above.

Does a longer loan tenure reduce my EMI?

Yes, but it raises the total interest you pay. A 1,000,000 loan at 12% costs 22,244 a month over 5 years and 11,011 over 20 years, but the interest rises from 334,667 to 1,642,607. Choose the shortest tenure you can comfortably afford.

What is the difference between reducing balance and flat rate EMI?

Reducing balance charges interest only on the amount still owed, so interest falls as you repay. A flat rate charges interest on the original loan for the whole tenure. Over 5 years, a 10% flat rate costs about the same as a 17.3% reducing rate, so a flat quote can be misleading.

How much can I save by prepaying my loan?

It depends on the amount and timing. On a 2,000,000 loan at 12% for 5 years, paying an extra 5,000 a month ends the loan 7 months early and saves 94,325 in interest. Enter your own extra payment above, and check whether your lender charges a prepayment penalty.

Can I use this EMI calculator for a car loan or home loan?

Yes. The formula is the same for home, car, personal and business loans; only the rate and tenure differ. Enter the loan amount, annual rate and tenure, and choose flat rate if your lender quotes one, which is common for car and personal loans.

Does this EMI calculator work in any currency?

Yes. The calculator works in any currency, so enter amounts in dollars, pounds, euros, rupees or anything else. It does not use any country's specific rates or fees; use the rate and charges your own bank quotes you.

Is my loan data stored anywhere?

No. All calculations run in your browser with JavaScript, and the numbers you enter are not sent to any server or saved on your device. Refreshing or closing the page clears them, so note down any result you want to keep.
